Every so often I run across a home that seems to be an exceptional value. Last month, the winner of this distinction was 2036 Alma Street. For the record, this one was listed for $1,049,000 and sold for $1,159,000 ($110,000 over asking) so I called that one right 🙂
As Yogi Berra would say, “It’s like deja vu all over again.” This week I ran across another home that seems to be an exceptional value — 2415 Eaton Avenue in San Carlos. This home is being offered by Tom Huff of Cashin Company.
The stats on these two homes are eerily similar:
- 2036 Alma: 3BR/1BA, 1320 sq ft., 9,000 square foot lot, great street and neighborhood. Listed at $1,049,000
- 2415 Eaton: 3BR/2BA, 1360 sq ft., 8778 square foot lot, great street and neighborhood. Listed at $1,049,000.
So if the former was under-priced by $110,ooo, and the latter is a bigger home with one more bathroom, and located on Eaton’s creek side….well, you see where I’m going here. And this is a very nice house — warmly remodeled, with a terraced back yard that cozies up to the creek. I’ll go out on a limb here and predict that this listing will do very well, ala 2036 Alma…
