San Carlos “New Listing of the Week” — 1939 Birch Avenue

San Carlos “New Listing of the Week” is a a new feature that will start running in the White Oaks Blog. In this feature I will spotlight the best new listing in San Carlos (in my humble opinion) for a particular week. This is a very popular feature in my other blogs, so I decided to incorporate it into this one as well. So without further delay, the winner of the inaugural award is…1939 Birch Avenue. This home is being listed at $1,750,000 by Anna Wong of Alain Pinel Realtors.

I know, everyone’s first reaction is “1.75 million dollars on Birch??!!” But I really think this home can pull it off. First, the specs: it’s a 5BR/3BA 2,519 square foot home that resides on a 5,000 square foot lot. It is listed as a complete remodel, and it certainly feels that way as everything appears to be brand new throughout this home.

This listing is simply a home run, to use a sports analogy. The layout of the home is VERY well done. The kitchen sits perfectly between the formal dining room on one side and the family room on the other. There is also a generously sized guest bedroom (with a full bathroom) on the first floor for those extended guests. Upstairs, there is a beautiful master suite, three additional bedrooms and the laundry room. The master bathroom is sweeeeeeet!

The builder/architect did a phenomenal job on this one. Having (only) 2500 square feet to work with, they absolutely maximized the efficiency of this home. It has everything you need, but it doesn’t feel cavernous. It’s not perfect — there’s no tub in the kid’s bathroom upstairs, but I guess they can “settle” for the killer tub in the master suite. But those are smart design compromises that paid off in this home.

Equally as important, the location of this home is ideal — it’s on the lower block of Birch, which means you’re an easy walk to all of the things that will likely be important to you: Burton Park, Brittan Acres Elementary School, Central Middle School, and yes, the ever popular downtown San Carlos. Harmony Yogurt and Starbucks are both just a short walk down the street.
