What Sold, and What’s New in San Carlos — Week of 3/17/08

Homes Sold

It was an interesting week for home sales. For the first time in quite a while, not one home sold over asking price. Here's what sold this past week in San Carlos:

  • 62 Madera Ave: Sale Price: $998,000. Original List Price: $1,049,000. Difference: -$51,000 below list. One of the reasons people choose hillside homes is for the views, and this great home doesn't disappoint, as you can see from the picture above. This house makes great use of the floorspace on all levels, which is not common with hillside homes — the downstairs level is finished with a separate bedroom and living room.   • 811 Sunset Dr: Sale Price: $980,000. Original List Price: $995,000. Difference: -$15,000 below list. DOM: 26 Days. MLS #774327 , listed by Joseph Bentley of Alain Pinel Realtors.
  • 256 Fir St: Sale Price: $840,000. Original List Price: $859,000. Difference: -$19,000 below list. DOM: 29 Days. MLS #80025 , listed by Arn Cenedella of Coldwell Banker. This home is a poster child for my blog post below on why it's important to get permits when you're remodeling. Six new homes came on the market this week, which is a good steady clip. At this moment, there are 51 active single family residences for sale in San Carlos. Here's what listed this week — click on the addresses for more photos and info:

  • 1627 Saint Francis Way: $839,000 — 2BR/2BA. 1,390 sq ft on a 5,500 square foot lot. MLS #786284, listed by David Young of Coldwell Banker. Just hit the market today, and I can't wait to see this one — only $839k for a 5,500 square foot lot on Saint Francis. It should attract lots of attention.

    great blog, and a nice play on words with the title. is the fact that all three homes sold for less than asking, and that only 3 homes sold this week an indication that the market is slowing down in san carlos?

    Not at all. I think it’s just a coincidence this week that all three sold below asking. 62 Madera was a second-rounder, meaning it was listed before and taken off without selling, so you can expect that it likely won’t fetch over asking.

    You’ll see a number of homes in the coming weeks that sold for well above asking, and with multiple offers. In other words, just business as usual in San Carlos.
