What Sold, and What’s New in San Carlos — Week of 3/31/08

Another busy week in San Carlos Real Estate. If there's nothing else you take away from this week's report, consider these two alarming trends:

  1. Homes are still selling very quickly. Of the 9 homes that closed escrow this week, all but one were in contract in less than two weeks. This is mind-boggling, considering the state of the economy. But if you didn't catch the first open house or broker's tour, many of these were gone…
  2. Sales are outpacing new listings: For the second straight week, more escrows closed than there were new listings. What does this mean? When closed sales are greater than new listings, the inventory decreases. And we're already at a ridiculously low inventory of 49 single-family homes for sale in San Carlos. Keep a close eye on this one…

So considering these points, along with the fact that 7 of the 9 sales this week sold at or above list price, it's easy to draw the following conclusion — Right now is an great time to sell a home in San Carlos. On the other side of the coin, it continutes to be a frustrating trek for those looking to buy in the City of Good Living.

    I am 99% sure the Windsor house was listed in Jan / Feb timeframe at $1,050K. I remember from looking at the pics that it was a reasonable price at $1050. I guess the pictures didn’t tell the whole story.

    Make that 100% sure. You’re correct, it was on the market from 9/07 – 2/08 at $1,050,000. Nice catch 🙂

    I’m not sure about the yard — it’s spec’d out at 6,435 square feet, which is a decent size. I’ll take another look at it this week and let you know my thoughts.

    Chuck – your math is off on the Bromley sale. Based on the numbers, it is a $162K overbid! What do you think made it special? The view? I would have been concerned with maintaining that long private driveway…

    Good grief — I missed that by a mile! Clearly a case of copy/paste and not double-checking (and not enough coffee in the system.) And I’m an engineer to boot. Thanks for catching that…

    The big draw to Bromley is the size of the lot. 54K square feet in San Carlos is almost unheard of. I talked with the agent and he was pretty certain that the lot can be subdivided. But even if it can’t, someone can demo the exising structure and put a killer custom home on the upper part of the lot with complete privacy and awesome bay views. At that point, maintaining the driveway isn’t a big deal (and it’s likely a shared cost.)

    Consequently, I’m not too surprised by the amount of the overbid…even if with the right numbers plugged in.
