The San Carlos Week In Review — 8/10/08

Hey, what do you know?  Things are starting to warm up a bit in San Carlos, and I’m not talking about the weather (although it was indeed a little toasty outside this week.)   We’ll soon be heading out of sleepy season for real estate and into the final two active months of the year (September and October.)   Look for the pace of new listings and home sales to pick up in the next few weeks.   That’s the topic of this weeks podcast…

  • 620 Park Ave:   (Pictured Above)  Sale Price: $1,310,000. Original List Price: $1,319,000. Difference: $9,000 below original list.   DOM: 10 Days.  This was one of the nicer homes to hit the market in White Oaks recently, so I’m not surprised it only took 10 days to sell.  MLS# 80819611, listed by Tom Neel of Coldwell Banker.
  • 3120 Melendy Dr:      Sale Price: $1,255,000. Original List Price: $1,298,000. Difference: $43,000 below original list.   DOM: 77 Days.  Great bay views from this side of Melendy.  MLS# 80789784, listed by Paymon Ghafouri of Alain Pinel Realtors.
  • 1376 Cedar St:        Sale Price: $1,240,000. Original List Price: $1,289,000. Difference: $49,000 below original list.   DOM: 24 Days.  This home has an incredibly big back yard.  The total lot size is 10,500 square feet, which is a rarity in White Oaks.  MLS# 80819121, listed by Michelle Glaubert of Coldwell Banker.
  • 230 Exeter Ave:     Sale Price: $1,200,000. Original List Price: $1,333,000. Difference: $133,000 below original list.   DOM: 107 Days.  MLS# 80800822, listed by Nancy Palmer of Alain Pinel Realtors.
  • 51 Camelot Ct:     Sale Price: $1,147,000. Original List Price: $1,249,000. Difference: $102,000 below original list.   DOM: 40 Days.   This one surprised me a little.  I pegged this one to go a little quicker, since it has a 13,000 square foot private lot and a cul-de-sac location, too.  The price was right as well.   MLS# 80814029, listed by Chris Anderson of Alain Pinel Realtors.
  • 2724 Brittan Ave:    Sale Price: $912,000. Original List Price: $899,000. Difference:  $13,000 above original list.   This represents the only listing this week that sold above the original list price, a trend that’s becoming much less common lately.  DOM: 11 Days.  MLS# 80816428, listed by Janet Barman of Coldwell Banker.
  • 48 Bayport Ct:    Sale Price: $860,000. Original List Price: $879,000. Difference: $19,000 below original list.   DOM: 1 Day (according to the MLS.)  MLS# 80805612, listed by Tony Gabb of RE/MAX Dolphin.
