  • Any comments on 923 Elm? Redfin says it sold for more in 2004. The price seems about right for now – overzealous bidding in 2004?

    Seems like one agent is selling 3 houses this week. As a seller, shouldn’t I be concerned about divided attention span?

  • Hey T —

    Yes, I have one comment for 923 Elm: SOLD. That’s right, it’s gone. No open house, no broker’s tour, nada. It looks like it was a nice place — updated, and in a great location. From what I gathered from talking with the listing agent’s team, there was a ton of interest from the minute it hit the MLS. I wouldn’t at all be surprised if there was more than one offer. I’ll post the final price once it closes escrow.

    It last sold in 2004 for $1,060,000 — essentially flat to the list price today. So you could argue that it actually held its value pretty well.

    As far selling 3 places at one time, it’s usually not a cause for concern. Especially now, when things aren’t moving so fast (with the exception of this home, of course.) The listing agent in this case is an established agent in San Carlos, and has lots of experience handling multiple listings at one time.

    But you bring up an excellent point, though. That’s a good question to ask when interviewing a listing agent. Knowing what their workload is, and what kind of mind-share your home is going to get is one of the first things you need to feel comfortable with.
