Welcome to the first full week of 2009!  The kids are back in school, and everyone is back to work (hopefully everyone is still employed, that is…)  January and February sales results will be closely watched by everyone, as these two months often give an indication of what’s in store for the year.   I think early January is a great time to put a home on the market, since the Spring buying rush hasn’t hit full stride yet, and consequently your listing gets LOTS of attention.   So what happened this week?

  • 1101 Greenbrier for $1075000?? If nothing was wrong with this home, the buyers got a steal at nearly $375k below the original asking price. Hard to believe this home has only appreciated $130k since it was purchased in 2002. The sellers must have been desperate. This is another example to those doubting thomas’ that think this is not a good time to buy. We bought our home in 2003 and if this appreciation applies, our 2600+sf home would sell BELOW $1M.

    I never thought that a nice 2400 sf view home in San Carlos would ever sell this low, even in today’s market. Congratulations to the buyers on their purchase.

    All I can say is “Welcome to 2009!” You hit it on the head — for those ready to buy, right now there are some great deals to be had in San Carlos, and Greenbrier was one of them. I agree, it’s a great house but it was on the market for quite a while.
