The San Carlos Week In Review – 2/28/09…

(The “San Carlos Week in Review” is a series is a summary of new listings and home sales in San Carlos for the prior week, and an occasional podcast mixed in to keep things lively.   Between the two, you should get a great idea of what happened last week in San Carlos real estate.)

It was an interesting week in San Carlos real estate because it was a busy week.  When’s the last time you heard that statement?   With 10 new listings coming on-line this week, you would have expected to see the inventory level swell into the high 60 range.   But here’s what the numbers looks like as of today:

  • Active:  59 Homes (last week: 57)
  • Pending Sale: 29 Homes (last week: 20)

This means that, for this week anyway,  the San Carlos market is “absorbing,” or selling, homes at nearly the same rate as new listings are being created.    That’s really good news, and it’s something we haven’t seen for awhile.  Let’s hope the trend continues…
