(The “San Carlos Week in Review” is a series is a summary of new listings and home sales in San Carlos for the prior week, and an occasional podcast mixed in to keep things lively.   Between the two, you should get a great idea of what happened last week in San Carlos real estate.)

All in all, it was another pretty busy week in San Carlos.   The closed sales outpaced the new listings for the first time in awhile, but there were still enough new listings to push the total above 60 for the first time this year.  Here's what the numbers looks like as of today:

  • Active:  63 Homes (last week: 59)
  • Pending Sale: 19 Homes (last week: 29)

The ratio grew a bit larger this week, primarily due the sheer number of homes that closed escrow, and not nearly the same amount getting into contract to replace those.  However, this still sits below 4:1, which is still very healthy.
