If you have been hunting for a home for any period of time, you'll know that Monday and Friday are the two days when most of the new listings hit the market.  Why?  Monday is the deadline to get the home registered for the Tuesday Broker's tour, and Friday's a favorite day to launch a new listing — just in time to catch both days on the weekend for the first open house.  This week was no exception — most of the new listings hit on either of these days.

San Carlos Inventory Analysis

There was a pretty big spike in the number of homes available in the sub-$1M price range — with the number now at 41, this means 61% of the home for sale in San Carlos are priced below $1,000,000.  It wasn't too long ago when it was hard to find a single home in San Carlos below $1M!    Here's a snapshot of the San Carlos market, as of 4/18. Homes Pending Sale in San Carlos

This is a new feature to the Week in Review where I'll note any homes that went into contract that were interesting for any reason (short or long days on market, for example.)

The one pending sale that really jumped out this week was 121 Colton Avenue, because it sold before it ever hit the market.  That's no surprise — a 1,550 square foot home in White Oaks priced at $769,000 is going to attract a ton of attention, regardless of the fact that it was only a 2BR/1BA.   Even if it did make it to the market, it would have been snatched up in a matter of days.
