The Biggest, Smallest, Highest, and Lowest of San Carlos home sales – 1H’09

The Extremes

Last week, we looked at the performance of the San Carlos real estate market for the first half of 2009 from an analytical perspective. But twice every year, I also like to take a look at the data from a “lighter” viewpoint.   Last year when I wrote the Biggest, Smallest, Highest, and Lowest of 2008, I got quite a bit of positive feedback on it, so I decided to make it a semi-annual feature.

So without further delay, here are this year’s mid-year winners.

Most Expensive

42 Club Drive, San Carlos

42 Club Drive sold or $287/square foot.

(768 Chestnut Street actually came in lower at $211/square foot, but its square footage was the sum of 3 structures on the property.)

1035 Springfield Drive tied at 820 square feet.   To put this in perspective, 5 of these homes would fit inside of one 42 Club Drive.

923 Elm Street sold for $1,150,000 or 10% above its original list price.

768 Chestnut Street sold for $1,125,000 which was 39% below its original list price.
