The San Carlos Real Estate Week in Review: 9/26/09

September 27, 2009 "The Week in Review", *San Carlos Real Estate 3 Comments

week in review

It was another very active week in San Carlos.  There seems to be no shortage of buyers looking for homes here.  Several new listings from last week are already sold, and I wouldn’t be at all surprised to see some of the new listings below do the same thing this week.  White Oaks seems to be heating up again, and there’s some great new inventory there to choose from this week.

Here’s a snapshot of the San Carlos market, as of 9/26. The previous week’s stats are in parentheses:

Price Range Active Pending Ratio
Homes < $1M 32 (32) 27 (21) 1.2 : 1 (1.5 : 1)
Homes $1M –$1.5M 17 (21) 9 (9) 1.9 : 1 (2.3 : 1)
Homes >$1.5M 10 (8) 1 (1) 10.0 : 1 (8.0 : 1)
Total 59 (61) 37 (31) 1.6 : 1 (2.0 : 1)

I hope your straw poll of measure U is off. I would think this would be a no brainer. We have watched our services go down while value in property has gone up over last 10 years. Can’t keep people interested in a great city with out providing services.

      Stan,

If history is any indication, then it’s not good news for Measure U. Every other straw poll that I have run on this site (that was related to an election) has closely mirrored the outcome of that election. And right now, 61% of those who have voted are against the measure. The other problem is that many are predicting a very low turnout for this election. Regardless, it will be interesting to see what happens.

depends what you mean by services, but by your own admission, services have gone down while property values are up.

I don’t see that those two observations have anything to do with the other. It certainly does not support your promotion of the 1/2 cent increase.

The geography, fine schools and general appeal of San Carlos are why property values are up; not having a SCOOT or artificial turf in all our fields hasn’t hurt us. If we don’t have a farmers market, you can choose among all the neighboring cities to visit them.

We can have all these services to which you you refer when we can afford them. And if people want them so badly, they can pay a nominal fee tp enjoy them.

Why scare business away with higher sales tax, not to mention the state may decide to force us to pay tax on services. This will clearly impact peoples’ wallets where they have been paying no tax at all: Home and Car repair, doctor visits, landscaping, housekeeping, etc.

Add it up and it amounts to quite a tab per person.
