The San Carlos Real Estate Week in Review: 10/10/09

Wow…the San Carlos real estate market really thumbed its respective nose at the economy this past week. Consider the following:
- At least 10 homes went pending this week alone, thus pulling the available inventory way down below 60 again.
- In the sub-$1M segment, there are now more homes pending sale than there are active listings.
- Of the eight homes that closed escrow, three were at or above the list price.
Talk about some muscle… This kind of buying behavior is more reminiscent of the spring market, not so much the fall market. It will be interesting to see if it continues into next week.
