The San Carlos Real Estate Week in Review: 12/5/09

3 pending sales, 9 closed escrows, and NO new listings makes for a frustrating week for San Carlos buyers.   I can’t recall the last time there wasn’t a new issue in San Carlos in an entire week!  That doesn’t mean that buyers weren’t out there working — 2120 Belmont sold this week amidst a plethora of offers.  (Yes, a plethora..)    But with the average days-on-market of all the active listings now sitting at 136 days, there’s nothing new to choose from.

If there’s any good news here, it’s that I sense that some fresh, new inventory will hit the market in January.  So hang in there…

Here’s a snapshot of the San Carlos market, as of 12/5. The previous week’s stats are in parentheses:

Price Range Active Pending Ratio
< $1M 15 (17) 17 (19) 0.9 : 1 (0.9 : 1)
$1M –$1.5M 10 (12) 7 (11) 1.4 : 1 (1.1 : 1)
>$1.5M 8 (8) 2 (2) 4 : 1 (4 : 1)
Total 33 (37) 26 (32) 1.3 : 1 (1.2 : 1)
