The Most Expensive San Carlos Neighborhood in 2010…

A couple of weeks ago, I asked you to guess what you thought was the most expensive neighborhood in San Carlos in 2010, based on the average price per square foot for all homes sold last year.  Thanks to everyone who took the time to vote — the answers were very interesting!

Now this was a bit of a trick question, because home sizes and styles vary widely between the different San Carlos neighborhoods.  And if you know the time-line of how San Carlos was developed,  homes in the flat-land are typically older and smaller than their counterparts in the hills, which are generally larger and more expensive.   But when you consider the fact that price per square foot is not a linear relationship across home sizes (smaller homes usually have higher price per square foot than bigger homes), the right answer may not be so obvious.

Well, here’s how you voted:

What Was the Most Expensive Neighborhood ($/sq foot) in San Carlos in 2010?

  • Howard Park (27%, 21 Votes)
  • Beverly Terrace (21%, 16 Votes)

Most of you went with the logical choice of White Oaks.  This makes perfect sense, since history has shown that one pays a bit of a premium to find a home in this neighborhood.   But did that make it the most pricey neighborhood?    Without further delay, here are the results.  The most expensive neighborhood in San Carlos in 2010, based on price per square foot was….

Howard Park.

Surprised?  But if you remember the poll we ran a few weeks ago on this site, Howard Park also took the crown for the fastest selling neighborhood in San Carlos in 2010.    A new king is born?
