Summary.

Easter week and spring break descended on San Carlos this past week, but that didn't seem to have much of a negative effect on the real estate market.  11 homes were successfully put into contract during the week, so those buyers that stayed in town kept themselves busy buying homes.    5 of those 11 homes were only on the market for a week or less!  There were only 5 new listings that hit the market — perhaps some sellers would prefer to wait until after Easter to open their doors to the world, which is understandable.  This discrepancy pared the list back to 51 available homes for sale in San Carlos, which is still low for this time of year.  Not a great number for those San Carlos buyers, but it's a good indicator that this market is still chugging along

On the bright side, there are a number of “Coming Soon” signs dotting the San Carlos landscape, so you can expect some new homes to replenish the inventory this coming week.

    I’ve noticed the “coming soon” signs; is this a new tactic? Not sure if sellers would appreciate that in front of their homes as some buyers may be intrusive and pesty about getting a look before it hits the mls. I think I would pass, but for vacant homes, I think it does a lot to grab attention and create positive momentum for when it does hit the market.

    Also noticed the home that sold in 0 days on Alma a couple months back is almost torn down and being rebuilt. Also positive sign that people are willing to spend nearly $1million in San Carlos on a teardown to rebuild.

    Michael,

    “Coming Soon” signs are not a new tactic — some Realtors regularly use them. The obvious reason for using them is to alert the market that a new listing is coming up — but I suspect some agents use these as a way to double-end a sale — represent both the buyer AND the seller and thereby double their commission. My brokerage frowns on these, because the office gets a bunch of calls on the listing and nobody knows anything about it, which makes everyone look bad.

    Personally, I don’t mind them if they’re only up for a week or less before the house is officially listed on the market. It’s incredibly annoying, though, to see a “Coming Soon” sign on a house for 2-3 weeks or more…which has happened on a couple of San Carlos homes recently.
