BestOf2011

Fun With Numbers.

OK, I promise this will be the last 2011 wrap-up post on the site…for awhile, anyway.   But every year, we take a light look at some of those homes that sold during the previous year.  Namely, those that were at the extremes of the various metrics that we normally follow.  Do you ever wonder what was the largest home to sell in San Carlos in 2011?  How about the least expensive?   Which home fetched the most over its list price, or perhaps which one took the biggest discount to sell?

Well, if those are pressing questions in your day, then you're simply not busy enough.   But seriously, the answers to those questions are listed below.   Note that the data is extracted from the Multiple Listing Service — so if it's wrong there, it will be wrong here.   So without further delay, here are the categories and the winners of the Biggest, Smallest, Priciest, and Cheapest of San Carlos Real Estate in 2011:

The Largest Home to Sell in 2011:

What was physically the largest home to sell in San Carlos in 2011?

288 Club Drive, San Carlos

288 Club Drive, San Carlos

That honor goes to 288 Club Drive at 4,250 square feet.

The Smallest Home to Sell in 2011:

The most size-challenged home to sell in 2011 goes to…

770 Neal Avenue, San Carlos

Most Expensive Home in 2011.

Which house fetched the highest price in 2011?   It was a close race, but the winner is…

164 Normandy Court, San Carlos

164 Normandy Court, San Carlos

The Least Expensive Home of 2011:

1021 Holly Street, San Carlos

1021 Holly Street, San Carlos

1021 Holly Street, at $444,000.

The Over/Under of 2011.

The home that fetched the highest percentage over its original list price was….

1777 Elizabeth Street, San Carlos

1777 Elizabeth Street, San Carlos

1777 Elizabeth Street, whose sales price of $1,107,000 was 14% above the original list price.

Which house took the biggest discount to sell?  That dubious distinction goes to our largest house of 2011, 288 Club Drive, which took a 28.1% hit off the original list to sell.

Longest to Sell in 2011.

The final category (thank goodness) is the which home took the longest time sell.   This is always a ambiguous category, because some houses are taken on and off the market numerous times to reset the days-on-market clock.    So to finish this year's awards ceremony, we'll rename this category the “Persistence Award.”    Which is this year's winner?

92 Madera Avenue, San Carlos

92 Madera Avenue, San Carlos

92 Madera Avenue wins the Persistence Award, after being on the market for 489 consecutive days, according to public records.

Since I know you're curious, the honor for the Quickest to Sell was shared by 5 homes, all of which sold in 0 days.

Here's to 2012.

That's it for this year's awards.   There are no trophies, plaques, or certificates and no door prizes for the winners.  But just being mentioned on this prestigious literary site should be enough.   But it was so much fun, we'll do it again next year…
