The inventory of homes for sale in San Carlos didn’t change much from this time during the prior week. As of this evening, there’s a total of 21 homes and 6 condos for sale in the city, pretty much the same inventory level as this time last week. But this should not be misconstrued as a lack of activity in the market, though. Even though the total inventory level hasn’t changed much, about 25% of last weeks inventory has turned over, so there are definitely new options to see this weekend — many of which will be hosting open houses on either of both of the days.

575 Alameda – $2,595,000
575 Alameda is a grand property in all aspects — from the 3,402 square feet of living space, to the 17,100 square foot flat lot, to the detached gym/office, there’s a lot that this property has to offer. What also makes this property unique besides the large numbers is the fact that it’s a single-level home, which is a relative rarity for homes this large. The vast majority of homes over 3,000 square feet in San Carlos are multi-story, simply because the lot sizes aren’t large enough to accommodate this much square footage on the ground level. But with nearly 0.4 acres to work with, there is plenty of yard still left over for the pool, and the expansive lawn area. This will be very appealing to those buyers who simply don’t like multi-story residences, or who plan on having an elderly parent come to live with them, because it takes the complexity of stairs entirely out of the equation.
575 Alameda is listed by Tom Neel of Coldwell Banker, and will be open from 2:00-4:00 on both Saturday and Sunday.
760 Crestview Drive – $2,199,000
On the opposite end of the architectural spectrum (and on the other end of town), you’ll find 760 Crestview Drive. If you don’t mind a quick drive up the hill and you can do a two-story home, then you’ll be rewarded with a nice home with some spectacular views. On the subject of views, 760 Crestview is one of a handful of single family homes on the ridge that sports great views of both the San Francisco Bay and the western hills.
760 Crestview Drive is a 3BR/2.5BA home at approximately 3,060 square feet. It features a large, nicely updated kitchen with one of largest granite counters I have seen in a house in San Carlos. The bedrooms are generously sized and the layout is very smart. Unlike other homes up in the hills, this one has a 10,500 square foot usable lot, so there’s still plenty of back yard space for the kids.

Price Reductions: Both of the brand new homes at 125 Kelton Avenue and 2o49 Brittan Avenue have had recent price reductions, so they may be worth another look. Kelton does not have open house hours currently scheduled for this weekend, but it can be shown easily by appointment. Brittan will be open on Sunday from 1-4PM.
241 Highland Avenue – $1,449,000: Nice 4BR homes with great views of the western hills. If the Tierra Linda/Arundel/Carlmont school combination is a must for you, check this one out. Listed by Stephen Bellingham of Alain Pinel Realtors.
