As I suspected would happen, there was a flurry of buying activity leading up to the 4th of July weekend in San Carlos. This seems to happen every year as buyers who have been circling for the month of June (or longer) decide to pull the trigger and make their purchase before the vacation months set in. Nine single-family homes went into contract last week, with a third of them having sat on the market for a month or longer. Clearly, buyers have more patience now then they have in the past few quarters.
Only 4 new listings tested the market for the holiday week, which caused the inventory of homes for sale to drop below 20 for the first time in a month. This is a level that we’ve been accustomed to seeing for several years, and it will remain to be seen whether it stays lean, or if more sellers will forgo conventional wisdom and decide to list their homes during the slower months of July and August.
