The San Carlos Real Estate Week in Review: 7/11/2016.

The Scoop.

Buyers seemed to take a breather this week, perhaps since it was a major holiday weekend or maybe because there were quite a few houses that went into contract last week. Whatever the reason was, the market is now slipping into “summer mode” which means that there will be fewer buyers looking for homes and possibly fewer homes to look at.  For buyers that are sticking around for the month of July, this actually presents a great opportunity to pick up a house without having to battle a cadre of other offers. The best deals that I have ever struck for buyers have been in the month of July.

The numbers from last week remained largely unchanged. The inventory sits at 18 homes for sale, and there are still 34 homes pending sale. There were only two homes to go into contract, but not enough new listings hit the market to push the inventory back up over 20. For the time being, we are back into the mode of having relatively low inventory, but there are indications that there will be more listings to hit the market in the next two weeks. Time will tell.
