The San Carlos Real Estate Week in Review: 8/8/2016.

Home buyers must have taken last week's message to take a vacation literally, because the sales activity in San Carlos just about ground to a halt, at least from a numerical perspective. Only a single house was reported to have gone into contract in San Carlos, and the seven new listings did debut on the market pushed the inventory up to 25. Obviously, the numbers belie the activity level somewhat, as buyers are indeed out shopping for homes and attending open houses, but the days on the market tally for quite a few of these homes can't hide the fact that buyers are simply getting more particular in their decisions.

Another statistic that stood out last week was the price performance of closed sales. Specifically, more homes closed below their original list price than above. That has been happening with more frequency lately, which also adds to the speculation that the market is pushing back somewhat.

It will be interesting to see who the market reacts as the month of August progresses, and the Fall market kicks into gear.
