The buyers are back. Unlike the previous week, when they plucked only one house out of the San Carlos inventory, home buyers were very back in force last week. Nine single-family homes were put into contract over the past seven days, but only two new listings joined the party. That imbalance dropped the inventory of homes for sale in San Carlos back down to 16, which is a level we have not seen in a month or so. I don't expect that it will stay that low for very long.

We are now at the mid-point of August when most people are wrapping up their summer vacations. It also marks the very beginning of the fall real estate market, where the early bird sellers get a jump on their competition by putting their homes on the market before Labor Day weekend. Home buyers can probably expect to see listing activity pick up significantly starting the next 7-14 days.
