The San Carlos Real Estate Week in Review: 9/12/2016.

As I predicted it would, the Fall real estate market in San Carlos shot out of the gates last week. Despite the shortened holiday week, there were 9 new single-family home listings to hit the market. And buyers were just as busy as the sellers as they snapped up eight homes off the market, with two of these homes actually being from the nine that listed during the week! Expect more of the same in the coming weeks — there are a number of “Coming Soon” signs scattered throughout the area, and property inspectors seem to be very busy again (a good indicator of upcoming listings.)

This increased rate of new listings is going to put serious downward pressure on those homes that have been sitting on the market for a few weeks. Buyers are keenly aware that new inventory is coming up, and they are willing to hold out to assess how the inventory change is going to affect the market. In other words, there is going to be increased pressure on the languishing listings to do something dramatically different to stand out in a market that is changing this quickly.
