The San Carlos Real Estate Week in Review: 10/24/2016.

The San Carlos real estate market finished another robust week, with eight new listings hitting the market, and another seven going into contract.  The inventory of single-family homes for sale inched up slightly to 23, while there are only six townhouses or condominiums for sale in the entire city. It’s interesting to document the increase in the red ink that we’re seeing in the Sold section of this post for both single-family homes and for townhouses and condos. There has been a significant increase in the number of homes selling below the asking price, which is a trend that was simply unthinkable just 6 months ago. This does not imply that every home will be under severe price pressure — you’ll still see a few homes that will close in the coming weeks that will sport some jaw-dropping premiums — but it does highlight the fact that market pricing is starting to face some serious push-back from patient buyers, and the over-optimism of sellers and their agents is being met with equal voracity by buyers who are far less urgent than they have been in the past 5 years, which is the basis for an upcoming post on the site this week.

We are heading into the final week of October, and one of the last two weeks of extended daylight. It will be interesting to see what new listings will make it under the wire before we hit the depth of the Fall market.
