The San Carlos Real Estate Week in Review: 11/21/2016.

The upcoming holiday week certainly had a restraining effect on the San Carlos real estate market, as we expected it would. There were only two new single-family residence listings to test the market, and not a single new condo or townhouse listed last week. With many people taking the entire week off, you can expect that activity will be very light leading up to Thanksgiving. The decreased rate of listings has caused the inventory of single-family homes in San Carlos to drop to 12 total, and only 5 condos and townhomes, so there’s not a lot to pick from right now.

What’s interesting to note is the age of the inventory for both single family homes and condos right now in San Carlos. Those currently sit at 29 days on the market for single family homes, and 32 days on the market for condos. These numbers are significantly higher than normal, and certainly indicate that buyers should be able to negotiate a good deal on price and terms for some of these homes, especially as we head into the final weeks of the year.
