The San Carlos Real Estate Week in Review: 12/26/2016.

From a statistical standpoint it was a very quiet week in the San Carlos real estate market, as one would expect for the week prior to Christmas. There were no new single-family nor condo listings in the city, nor were there any homes that went into contract. This is pretty normal for this time of year, since most sellers tend to pull their homes off the market for the holidays and sellers are simply not as focused on the home buying process.

Interestingly, of the five homes that did close escrow this week, three of them took 6-figure price reductions to get into contract. This lends even more evidence to the perception that pricing is finally starting to flatten a little bit after 5 straight years of unchecked growth. When we dissect the 2016 home sales data for San Carlos after the end of the year, we will certainly look into the number of price reductions that homes took this year just to get sold. It’s definitely the highest level in the past several years.
