The San Carlos Real Estate Week in Review: 2/13/2017.

There was a fair amount of inventory churn in the San Carlos real estate market last week, not only for single-family homes but also for townhouses and condos.  There were six new single-family home listings to test the market last week, but with seven homes going into contract, the inventory actually netted one less than where it started. Open houses have been packed every weekend, and very well qualified buyers are out in droves, so it’s not a surprise that inventory is getting consumed at the same rate that it’s hitting the market.

The condo and townhouse market up on the hill was surprisingly busy, too. My listing at 2 Azalea Lane went into contract after a series of great open houses over Super Bowl weekend, and there were four new listings to follow right on our heels. So there’s a lot of activity percolating in the market already this year.

Buyers really need to stay attentive to the San Carlos real estate market this time of year. Most listings are not making it to a second open house weekend (unless they are deliberately doing a second round.) Most sellers are finding that they have the interest level that they need after about 7 days on the market to wrap up the right buyer. So if you miss the first open house weekend, there may not be a second one.
