The San Carlos Real Estate Week in Review: 3/6/2017.

The inventory of homes for sale in San Carlos is still running very lean so far this year. We are starting this week off with only 10 homes for sale in the entire city. If it seems like we are still stuck in a listings drought, that’s because we technically are. While the number of new listings to hit the market this year (39) is slightly ahead of where were at the same time last year (35), it’s important to note that last year we tallied the lowest number of listings for the first two months in San Carlos in the past 15 years. So even though we are slightly ahead of last year’s number, we’re still sitting at historically low levels of inventory turns.

Tight supply and higher prices go hand in hand, and that trend has certainly held true in San Carlos. Through the first two months of this year, the average price of the 23 homes that sold in San Carlos was a whopping $2,018,049 — and the median sales price came in at $1,835,000. Both of these figures are easily record high number for both metrics in January and February, and are setting the stage for what should be a very interesting and closely watched Spring real estate market in San Carlos.
