The San Carlos Real Estate Week in Review: 3/13/2017.

If you’re looking for an indicator of the strength of the San Carlos real estate market so far this year, just take a look at the sold numbers for this week. All six homes that closed escrow this week were put on the market after the beginning of the year, so they are true 2017 listings. The average “lift” over the asking price for these six homes was a very strong 12%, and the average sales price was just under $2,000,000 at an average of a whopping $941/square foot.

Those are some incredibly strong numbers for San Carlos, and they underscore the effect of having a tight housing supply in a market where there is an abundance of strong buyers. The rising stock market is essentially eclipsing any potential negative effects of the gradual increase of mortgage rates that we’ve seen so far this year, and that we expect will continue later in the year. It’s as if this market just shrugs off any negative news that is thrown at it, and rockets further upward.
