The San Carlos Real Estate Week in Review: 5/15/2017.

Last week, we questioned what the appetite of the San Carlos real estate market would be like after absorbing a strong wave of new listings for the second time in just 3 weeks. Well, I think we got our answer —  of the 11 new listings that debuted on the market last week, only 4 of them went into contract. This is in somewhat stark contrast to just three weeks ago, when the majority of the 11 listings that hit the market were absorbed within the first 10 days. This indicates that either the buyers simply didn’t connect with the homes that were on the market last week, or perhaps it’s an indication that the spring market is starting its annual back-slide into June. This tends to happen every year as the first wave of college graduations hit, and it continues into the summer months as many buyers take a break from house hunting and take their annual vacations.

This week should give us a good indication about what is really happening with the real estate market in San Carlos. But whether it’s temporary or more permanent, it was easy to sense that the temperature of the local market cooled off a bit — just like the weather did this past weekend.
