One number that really sticks out in this week's statistics is the price-per-square-foot for single-family residences that sold in San Carlos. For the second straight week, the average topped $1,000/square foot, which is a remarkable feat when you consider that these are not all tiny houses that are selling. One would expect to eclipse the $1,000/square foot mark on smaller homes, because even the dirt value of the lot at that point supersedes the value of the home that resides on it.  But when we start to see homes larger than 2,500 square feet fetching this figure, it's clear that this once unreachable milestone in home pricing is starting to become commonplace across all home sizes in San Carlos. This is clear when you consider just how many homes are selling for over $2,000,000 in San Carlos right now.

New listing activity as brisk last week, with 8 new listings jumping into the fray and hoping to be in contract before the upcoming Memorial Day Weekend. This surge pushed the inventory of single-family homes in San Carlos up to 18 — certainly not a huge number, but the high-teens seem to be the high-water mark lately for listings in San Carlos simply because the rate of consumption continues to mirror the rate of new listings.
