The San Carlos Real Estate Week in Review: 7/10/2017.

Last week was a tad slower than most weeks that we see in the San Carlos real estate market, which was to be expected with the shortened holiday week. Only two new listings decided to test the market during the holiday week, and that combined with the three homes that sold reduced the inventory of homes for sale back down in to the single digits. This is great news if you're selling your home, but not so good if you're on the other side of the table.
But what's interesting in the inventory numbers isn't the fact that we only have 9 homes for sale right now – that has happened numerous times before, and it has even dipped lower on occasion. What's more interesting about that group of homes is the average days on market (DOM), which now sits at 23 days and counting. This is almost double the average from just last week, and it essentially an indication that these homes have been on the market longer than the average time it takes a home to sell in San Carlos.
