The San Carlos Real Estate Week in Review: 7/17/2017.

In a somewhat surprising reversal of the trend of recent weeks, we saw a rather strong listing performance last week in San Carlos.  Seven new listings jumped onto the market to boost the inventory up to 15 homes for sale. This is atypical of mid-July in San Carlos, when we normally expect it to be slow.

It was also the first week in a long time where not a single home went into contract. As we discussed last week, the current inventory that was on the market had an average DOM of 23 days, which means the buying public had ample time to see what was available, and voted with their feet. The seven new listings should succeed in getting buyers back out — the open houses this weekend were absolutely packed, even despite the 100 degree heat.
