The San Carlos Real Estate Week in Review: 7/24/2017.

There are some amazing sales prices in the table below for homes that closed escrow last week in San Carlos. Four of the six homes that closed escrow did so at prices that were at least $200,000 over their respective asking prices, and the average amount over the asking price last week was a whopping 15% — the highest average in a number of weeks. The other amazing statistic is the average price per square foot of these sold homes, which just topped $1,200/square foot. This makes it abundantly clear that home prices in San Carlos are showing no sign of weakening any time soon, which is not good news for home buyers.
If there is good news for buyers, it's that the inventory is holding steady in the mid-teens, and that more listings will definitely be hitting the market in the August and September time frame. The backlog of pending sales is finally dwindling down, as is apparent in the active/pending ratio of 1.4:1, which is the highest it has been in a long time.
