The San Carlos Real Estate Week in Review: 9/11/2017.

There are some days (not many) on this site where I look like a genius.  Last week was one of those days, when I predicted that the fall market would turn out to be very active right after Labor Day weekend. By the end of last week, no fewer than 9 new listings hit the market in San Carlos, which is very likely the highest one week total all year. But even with that uncharacteristic surge in new listings, the inventory of homes for sale in San Carlos is still only at 12!  That tells you how unbelievably depleted our inventory has been for so long.

The buyer population responded very well to this sudden increase in inventory.  Open houses were packed this weekend, even despite the hot weather and the opening weekend for soccer. Even though this uptick in inventory will provide some help for home buyers, there are still clearly way more buyers in the San Carlos market than there are homes to buy.  It will be very interesting to see how the market absorbs the new activity, and whether we can expect the surge to continue.
