The San Carlos Real Estate Week in Review: 9/18/2017.

When I predicted that there would be a surge of new listings in San Carlos after the Labor Day Weekend, I wasn’t envisioning the relative tsunami that we have experienced over the past two weeks. Last week alone in San Carlos, 17 new listings hit the market.  That is far and away the largest single week of new listings for any week in 2017, and quite possibly for the past several years.

That brings the two week total of new listing in San Carlos to a whopping 26.  To put that number into perspective, it’s more than the entire month of September average for most years and we’re barely halfway through. So what’s behind this unprecedented surge?

There are a couple of probable explanations.  First, there was so little inventory throughout the summer that something had to give.  People simply heeded conventional wisdom and avoided listing their home during the slower months of July and August, opting to wait until September.

But there’s another underlying sentiment that I get from talking to sellers, and that’s the belief that we have to be nearing a pinnacle in the local housing market. Certainly statistics are showing that the rate of increase of home prices in San Carlos is starting to slow, and for some sellers who have been waiting to time the top of the market, this belief may be the catalyst for them selling.

Regardless, this turn of events is great news for home buyers since they finally have choices. It will be very interesting to see how the numbers below will have changed when I compile the data next week.
