Happy October!  If there was any question remaining about the strength of the San Carlos real estate market in light of the recent surge of new listings, this past week should have answered it emphatically.  For the second straight week, we witnessed that the number of homes to go pending exceeded the number of new listings, and that gap was even greater last week than it was two weeks ago. Home buyers are buying up the inventory faster than it is coming on.

The numbers below certainly reflect that strong buying activity.  After hitting a height of 28 early in the week, home buyers whittled that number back down to 21 by last night's calculations. But what's just as impressive as the number of houses to go pending is the strength of the offers being received.  With such an uptick in inventory, one could easily assume that it would diffuse some of the pent up pressure in the market. But many of the homes that went into contract in the past week did so with large contingents of multiple offers — just like it was when there were only 8 homes on the market!
