The San Carlos Real Estate Week In Review: 7/4/09.

San Carlos Inventory Analysis

Quite a few homes closed escrow this week, which is to be expected after the brisk activity we saw in May and June.  In normal years, the market starts to simmer down for a couple of months as people head off on vacation.   It will be interesting to see if the same pattern holds for this year.

The San Carlos Real Estate Week In Review: 6/27/09.

San Carlos Inventory Analysis

There was a bit of a change in the mix this week — for many weeks now, homes in the sub-$1M sector have made dominated the number homes for sale in San Carlos.  This week, the $1M-$1.5M segment picked up 4 new listings and edged into the lead.  It will be interesting to see how many of these remain in that range when they do sell.  That should give us a good indication of the relative health of the real estate market in San Carlos.

The San Carlos Real Estate Week In Review: 6/20/09.

San Carlos Inventory Analysis

There was a big swing in the active/pending ratios this week that was caused by two main factors.  First, the buying spree in the sub-$1M is showing no signs of abating — homes are selling far more quickly than they’re listing.  Consequently, there are now far more homes pending in this price range than there are homes for sale.    Secondly, there was an unusual surge of new listings in the higher price ranges.   At the end of the week, the overall ratio continues to creep closer to 1:1.   Pretty amazing.

The San Carlos Real Estate Week In Review: 6/13/09.

San Carlos Inventory Analysis

How hot is the sub-$1M mark in San Carlos?   There are now more homes pending sale in this range than there are active listings.  That’s never happened since I’ve been keeping these stats.  This past week the total inventory dropped below 50 (albeit briefly) for the first time since the beginning of the year, and it’s clear from the numbers below where all of the buying is taking place. Overall, the Active/Pending ratio is at the lowest point of the year.

The big story this week?  Home sales, and a lack of new inventory.  If you’ve been watching the trend for the past few weeks, quite a few houses have gone pending or have closed escrow.  But there hasn’t been the equivalent influx of new homes for sale — see below for the disparity in numbers for just this week.  Consequently, the inventory has been steadily dropping from a high of over 70 a few weeks ago to only 55 today.   The result?  Lots of competitive bidding, and homes going pending quickly (see the Pending Sales section below.)   Here’s a snapshot of the San Carlos market, as of 6/6. It was another busy week in San Carlos, but it’s the kind of activity that doesn’t necessarily show up on the scoreboard right away:  Pending Sales.   From the table below, you can see a big surge in the number of homes pending sale below $1,000,000.   Contrast that with the lethargic performance of the high-end market over $1,500,000 which hasn’t changed much in months.   Here’s a snapshot of the San Carlos market, as of 5/30. Activity remained very brisk this past week.   I went through the open house at 15 Gaylord Ct last Sunday, and even despite the 95 degree heat and the distraction of Hometown Days, it was packed!   (Note that it’s now pending sale)  Multiple offers are starting to happen with more frequency on attractively priced homes, too.   Here’s a snapshot of the San Carlos market, as of 5/23. San Carlos Inventory Analysis

For the second straight week, home sales have far outpaced new listings in San Carlos.  Consequently, the inventory has dropped from 70 homes for sale just two weeks ago down to 60 this week.    Less inventory, and more pending sales means that homes are moving — and we’re seeing increased signs of life in the $1M-$1.5M “move-up” market.    Here’s a snapshot of the San Carlos market, as of 5/16.
