The San Carlos Real Estate Week In Review: 5/2/09.

It was another busy week…and that was just on Friday.  A whole bunch of new inventory hit the market on Friday, and quite a few homes closed escrow.  This is great news for both buyers and sellers, because the inventory was starting to get stale with so little movement.

San Carlos Inventory Analysis

As you can see from the New Listings and Homes Sold sections below, there was a flurry of new listings, and quite a few home sales this past week.  When both of these numbers surge like this, the Active : Pending ratio jumps too, but likely just temporarily.    It simply takes time to absorb that much new inventory.    Here’s a snapshot of the San Carlos market, as of 5/2. The previous week’s stats are in parentheses:

The San Carlos Real Estate Week In Review: 4/25/09.

If you have been hunting for a home for any period of time, you’ll know that Monday and Friday are the two days when most of the new listings hit the market.  Why?  Monday is the deadline to get the home registered for the Tuesday Broker’s tour, and Friday’s a favorite day to launch a new listing — just in time to catch both days on the weekend for the first open house.  This week was no exception — most of the new listings hit on either of these days.

San Carlos Inventory Analysis

There was a pretty big spike in the number of homes available in the sub-$1M price range — with the number now at 41, this means 61% of the home for sale in San Carlos are priced below $1,000,000.  It wasn’t too long ago when it was hard to find a single home in San Carlos below $1M!    Here’s a snapshot of the San Carlos market, as of 4/18. This is a new feature to the Week in Review where I’ll note any homes that went into contract that were interesting for any reason (short or long days on market, for example.)

The one pending sale that really jumped out this week was 121 Colton Avenue, because it sold before it ever hit the market.  That’s no surprise — a 1,550 square foot home in White Oaks priced at $769,000 is going to attract a ton of attention, regardless of the fact that it was only a 2BR/1BA.   Even if it did make it to the market, it would have been snatched up in a matter of days.

The San Carlos Real Estate Week In Review: 4/18/09.

Or, is it “Tastes great, less filling?”  I can’t remember.  But I tinkered with the format of this report a bit.  Now you’ll find a new section on Homes Pending Sale, and new links in the report that list ALL  homes Sold, Active, or Pending in San Carlos.  Basically, if it’s about real estate in San Carlos, it’s in here.  Let me know what you think of the new format.

The San Carlos Real Estate Week In Review: 4/11/09.

Is the “bounce” beginning to happen?

It’s probably premature to draw that conclusion from just one week’s data, but the red ink was conspicuously absent in the sub-$1M home sales this week.  Of the three homes below that sold in this price range, two fetched over asking price, and the third was right at list.   And the average days on market for these three?  6 days.   I haven’t seen that happen in many months.  It’s worth keeping a close watch in the coming weeks to see whether this was just an anomaly, or if the entry-level market in San Carlos is starting to find the bottom.

(4-12: A quick update on this topic:  2258 Carmelita is already in contract after only 3 days on the market.  1160 Walnut is also in contract, only 2 days after being put back on the market.  Just more food for thought…)

San Carlos Inventory Analysis

Here’s a snapshot of the San Carlos market, as of 4/11:

  • Active: 63 homes (last week: 66)
  • Pending Sale: 30 Homes (last week:29)
  • Ratio ~ 2.1:1 (last week: 2.3:1)

This ratio has actually hit 2:1 earlier this past week for a short time.  That’s simply an amazing figure to see in a recessionary market.  Below are those same numbers broken out by price category.  Note the disconnect in the ratio once it goes above the $1.5M mark.   That clearly tells you which market is suffering right now.   Note that the figures shown in parentheses are the prior week’s figures for comparison:

The San Carlos Real Estate Week In Review – 4/4/09…

Bargains in San Carlos?

Three homes listed this week, and not one of them was above $800,000.   I can’t remember the last time that happened.  But the theme from last week has definitely carried over to this week:  The sub-$1M market is definitely heating up.   Look at the homes that went pending this week:

  • 259 Vine St:  $735,000.  Pending after 6 days.
  • 820 Sunset Dr:  675,000 – Pending after 7 days.
  • 2373 Howard Ave:  $729,000 – Pending after 23 days.

Homes in this price range continue to be the most sought-after right now in San Carlos.

San Carlos Inventory Analysis

Here’s a snapshot of the San Carlos market, as of 4/4:

  • Active:  66 homes (last week: 69)
  • Pending Sale: 29 Homes (last week:27)
  • Ratio ~ 2.3:1 (last week:  2.6:1)

This ratio has declined for the third consecutive week, meaning homes are getting into contract more quickly.   Here are those same numbers broken out by price category:

  • Homes < $1M:   35 Active, 15 Pending =  2.3:1  (last week: 2.3:1)
  • Homes  $1M –$1.5M:  21 Active, 11 Pending = 1.9:1 (last week: 2.7:1)
  • Homes  >$1.5M:  10 Active,  3 Pending =  3.3:1 (last week: 3.3:1)

The biggest change in ratio actually occurred in the $1M-$1.5M range, since there were no new listings to replace those that went pending.  The good news here is that homes are selling in this range too.

The San Carlos Real Estate Week In Review – 3/28/09…

The sub-$1M sector continues to be the busiest in San Carlos.   Four of the five new listings below are in this segment, and now homes in this price range comprise more than 50% of all homes currently for sale in San Carlos.  When was the last time you saw that?   It wasn’t too long ago that the average home price in San Carlos was well north of $1M.  The majority of homes that closed escrow this past week were also below the $1M mark.

As surprising as it may seem, it actually makes sense.   Rates on conforming loans (up to $417,000) are now below 5%, and banks are just now beginning to write loans for the temporary “jumbo-conforming” limits of $729,950.   This means that first-time buyers have all of the elements in their favor now;  low rates, decreased home prices, and plenty of inventory to choose from.

Here’s a snapshot of the San Carlos market:

  • Active:  69 Homes (last week: 74)
  • Pending Sale: 27 Homes (last week: 24)
  • Ratio ~ 2.6:1 (last week:  3.1:1)

And here are those same numbers broken out by price category:

  • Homes < $1M–>  35 Active, 15 Pending =  35:15, or ~2.3:1  (last week: 35:12, or ~2.9:1)
  • Homes  $1M –>$1.5M –  24 Active, 9 Pending = 24:9, or~ 2.7:1 (last week: 28:9, 0r~ 3.7:1)
  • Homes  >$1.5M –>  10 Active,  3 Pending = 10:3, or ~ 3.3:1 (last week: 11:3, or ~ 3.7:1)

We spiked into the 70′s range for active listings for a short time last week, but with several going into contract and others being taken off the market, we’re back in the 60′s range again.  The Active:Pending ratio is below 3:1, which indicates a very active market.

The San Carlos Real Estate Week In Review – 3/21/09…

(The “San Carlos Week in Review” is a series is a summary of new listings and home sales in San Carlos for the prior week, and an occasional podcast mixed in to keep things lively.   Between the two, you should get a great idea of what happened last week in San Carlos real estate.)

This week we saw a bit of a surge in listings for homes in the sub $1M segment, with is the most active segment in San Carlos.

First, here are the totals as of now:

  • Active:  74 Homes (last week: 67)
  • Pending Sale: 24 Homes (last week: 24)
  • Ratio ~ 3.1:1 (last week:  2.8:1)

And here are those same numbers broken out by price category:

  • Homes < $1M  –  Active:Pending =  35:12, or ~2.9:1  (last week: 30:14, or ~2.1:1)
  • Homes  $1M – $1.5M –  Active:Pending = 28:9, or~ 3.1:1 (last week: 26:7, 0r~ 3.7:1)
  • Homes  >$1.5M –  Active:Pending = 11:3, or ~ 3.7:1 (last week: 11:3, or ~ 3.7:1)

With the rate of homes coming on the market outpacing the rate at which they are being sold, the ratios bumped up a little bit, as you might expect.
