The Recap:

Happy Memorial Day! I trust that everyone is taking a much-deserved break this weekend. Contrary to the prior two weeks, home buying dramatically outpaced the rate of new listings last week in San Carlos. Seven different homes were put under contract, while only one new listing hit the market. So instead of talking about inventory that was threatening to break into the 30's, we're right back down to 21 single-family homes for sale in the entire city.

Home prices in San Carlos remain surprisingly resilient considering all of the volatility in the stock market as all but one of the homes that closed escrow last week enjoyed significant premiums over their respective asking prices. This doesn't mean that every home is going to reap such a benefit, but If inventory continues to drop in this manner, history has shown that home pricing general firms up during these periods.
