The Recap:

And just like that, the month of June and the first half of 2026 are just about in our rearview mirrors. It was quite a six-month period, with unexpected geopolitical conflicts that shocked energy markets and drove up prices for many of the daily items we purchase and consume. That significant increase in energy and consumer costs is threatening to increase inflation, which in turn will very likely force mortgage interest rates higher. I'll recap the first half of the San Carlos market later this week, and as you'll see from the data, the local real estate market fared very well despite the economic headwinds.

This past week was very characteristic of a late-June market. We don't normally see a big listing push the week before the 4th of July holiday break, and indeed, only one new listing tested the market. I would expect that listing activity will be light to nonexistent this coming week.

Six of the existing homes were put under contract last week, and several other homes that had been languishing were pulled off the market in anticipation of trying again in the fall. That difference pulled the inventory level in San Carlos down to just 14 homes for sale entering this week, with nearly half of those homes being on the market for 30 days or longer. As I've said before, it's one of the best times of the year for buyers to strike their best deals
