What Sold in San Carlos — Week of 3/3/08.

It was definitely a case of split personalities this week in San Carlos. Homes either sold in less than a week and over list price (no doubt with multiple offers) or they took over a month and sold at significantly below list price. Not much middle ground.   • 2819 Eaton Ave: Pictured above, this home is 4BR/4+BA, 4700 sq ft on nearly 2/3 of an acre — a rarity in San Carlos. It originally listed at $2,999,000 and sold for $2,800,000 in 72 days, for a difference of (-$199,000) below list. MLS #752160, listed by David Parks of Gateway Properties.
  • 17 Granite Ct: Original List: $1,299,888. Sale Price: $1,450,000. Difference: +$150,112 over list (wow…) Days on Market: 4 days. MLS #777426, listed by Jim Byrnes of Keller Williams.

    Any thoughts on why the house on Stanford Lane had so much trouble? Seems like a decent price for the size. Requires updating for sure, but $100K or so could do wonders.

    Great question. I think the answer lies in the price vs specs. Asking $990,000 (only $10k shy of $1M) for a home that’s on a small 4,400 square foot lot is a tall order to fill, regardless of where you’re at in San Carlos. It has to be a pretty unique home to fetch this kind of price, and as you correctly stated, there was nothing spectacular about this one. Most SC buyers in this price range want large yards and/or great views, and they’re willing to pay for it. The home condition is sometimes secondary — you can replace the structure, but you can’t make more dirt.

    Last year, there were a couple of homes on Garnet that ran into the same problem. They had great curb appeal and were in awesome locations, but since they were only on 4,000 square foot (or less) lots, they took quite a bit longer to move — and required some price reductions.
