What Sold, and What’s New in San Carlos — Week of 3/24/08

The pace of sales and new listings certainly kicked up a notch last week. For the second week in a row, more homes sold below asking than above. Of the eight homes that closed escrow this past week, two got above asking price, one sold at list, and five sold below. That's an interesting trend — we'll have to see if it continues. Homes Sold
- 1912 Saint Francis Way: Sale Price: $1,400,000. Original List Price: $1,499,000. Difference: -$99,000 below list. Any home that goes on the market on Saint Francis Way draws lots of attention, and this was no exception. Saint Francis runs right through center of White Oaks, and is one of the most desirable streets in all of San Carlos. Here are the “new” listings that hit the market this week in San Carlos. There are a couple of second-rounders back on the market (33 Pine, and 328 De Anza) that are not included in this list.

Seems to me a bit of a down week compared to when the house on Arroyo sold earlier in the year. Probably quite a bit down year-over-year since I remember a number of homes selling in the $1.2-1.3M range last year that were not quite as nice as these.
Good call — you’re absolutely right. The numbers are down significantly for Q1’08 vs Q1’07… like 30% lower on sales volume alone. I haven’t calculated the difference yet in average or median, but I will have that issue in an upcoming post.

Any thoughts about why 1912 St. Francis sold for below asking? It seemed like a nicely remodeled house on a large, attractive lot.

Thanks for your comment. I agree with you — it’s indeed a very nice home and it’s on an exceptionally large lot for that part of White Oaks. The lot sizes vary widely around that part of Saint Francis, much as they do on Howard and Eaton. So something as large as 7200 square feet is a rare find.
I don’t know why it sold below list, other than the trend over the past several weeks is showing homes close slightly below asking price (as I mentioned in the post.) Time will tell if the economic pressure is starting to weigh on the local market.
