What Sold, and What’s New in San Carlos — Week of 4/6/08

Somebody opened the floodgates for new listings this week. Inventory shot back up to normal levels, with the number of new listings far exceeding the number of homes sold. I'm pretty sure this is biggest week for new listings so far this year — as of the time of this post, there are 55 active listings in San Carlos. That's good news for buyers, and for the health of the real estate market in general. Here are the details — click on the address for more details and photos.

    Why do you think 948 Sunset was such a dud, pricewise? It did seem overpriced given the square footage and condition. Do you think they were counting on the view and large lot to sell?

    What’s with the other house at 1010 Sunset that has been sitting a while? That seems like a much better value.

    Is Sunset not so desirable a street because it is narrow?

    I don’t think that 948 Sunset was a dud per se. I think the price it ultimately fetched was a still a very good price for the house, considering its age, condition and size.

    That being said, I don’t know why 1010 Sunset hasn’t sold yet. It shows well, and the agent has done a great job preparing and presenting it for sale. Sometimes the visibility on an existing listing gets a little clouded when there’s flurry of new activity like we’ve experienced the past couple of weeks.

    Regarding Sunset, there’s nothing inherently wrong with the street. The streets are indeed a little narrow in places, but no more so than scores of streets in Devonshire Canyon and across Alameda on Shelford — and homes sell there no problem. Sunset still falls within the San Carlos School District, which is also a plus.

    I’ve got a slightly offbeat question.

    That house on Barford looks pretty nice. The Olympic-sized pool is probably hit or miss with the buyers. But what I really want to know is whether the name of the street will make any difference? The first time I mentioned it to my wife, she started laughing. I’m guessing she won’t be the only one. It must get tiring after a while telling people what street you live on.

    Let’s just be thankful that it doesn’t intersect with Hurlingame Ave in Redwood City. Just imagine the jokes that would come out of that one…

    The name of the street isn’t usually a significant issue. Other factors such as school district, location, and home condition far outweigh the street name when it comes to the value and desirability of a home. I’ll have to dig into San Carlos history a little bit to see if I can find out this historical significance of this name. If anyone out there knows, please feel free to chime in.
