The San Carlos Real Estate Week in Review: 5/8/10

May 8, 2010

Inventory Analysis

If there are any doubts remaining about the San Carlos real estate market finding a “bottom”, take a peek below at the homes that closed escrow this past week.  Of the 7 homes that sold, 6 were at or above list price.   Also, all of the homes that went pending this past week were on the market for less than a month.    So things are selling, and multiple offers are almost becoming the norm again for many of these homes.

Very nice to see the movement…I have to wonder how 2030 San Carlos Ave sold so quickly…and what it will go for. Whatever it is, it will probably be a record for a San Carlos Ave home (400 Alameda shouldn’t count). Whoever bought it must not have been anywhere near it during drop-off times at Arundel School though. I would rather have a smaller home on a MUCH less-traveled street, but then every house eventually finds an owner. Good luck with your RWC listing this weekend.

Dont get out the party hats just yet. One of the examples cited is 54 Plymouth, which sold in 7 days w/ multiple offers. I am familiar w/ the asking/selling prices of homes in that area. The 54 Plymouth home was very. very underpriced.

    JJ,

Thanks for your comment. I guess I don’t totally agree that 54 Plymouth was that far underpriced. Great location, no doubt. But it was only a 2BR home, and most of the hot multiple offer activity has been with 3BR homes. Based on the total picture with this home, the asking price $579/sq foot is pretty much in line with what other homes in the area are selling for.

FYI, I heard 109 Plymouth got multiple offers as well.
