The San Carlos Real Estate Week in Review: 10/9/10

Inventory Analysis.
Wow. You could almost feel the brakes being applied on the market this week. Only two new listings to see, and five homes went pending. Much to the point I made last week about being more deliberate in their decisions — the three of the five homes that went into contract this week were on the market for over a month. The fourth was on over 3 weeks. And I don't think this is being caused by a lack of new inventory, because there has been a pretty good influx of new listings over the past few weeks. There are homes on that have hit the market in the past few weeks that would have sold in a flash in the spring — but they're still sitting.
It's still a little early in the fall season for things to slow down. Normally that happens in mid-November. It will be interesting to see what happens over the next week or two as to whether it's just a blip or the beginning of a bigger trend.
