The San Carlos Real Estate Week in Review: 4-9-11.

Summary.

Even though the weather may not reflect it, Spring is in full swing if we're talking real estate.  You know it has been a pretty frantic week when the same homes start to appear in both the “New Single-Family Homes For Sale” and the “Pending Sales” tables below in the same week.  This means the home listed and sold within a few days, most likely without having a single open house.  That happened twice this past week.   So it's necessary for the successful buyer in this market to act quickly — if you wait until the weekend open house to get out and see a home, it may be too late.

Multiple offers are still commonplace.   The homes at 940 Woodland Avenue, 725 Dartmouth Avenue, and 125 Sunnydale Avenue all fetched multiple offers.  This speaks volumes about the persistent imbalance between the number of San Carlos buyers and the inventory of homes in some of the more desirable neighborhoods.   But there's some good news on that front for those buyers who are still looking — even with all of the sales activity, it was a banner week for new listings. This pushed the inventory up to over the 60 mark again.
