The San Carlos Real Estate Week in Review: 5-21-11.

Summary.

If there's an award to a San Carlos street with the most persistence in the real estate market, then this week that award goes to Madera Avenue.   165 Madera Avenue closed escrow this week after being on the market for 325 days.  And 92 Madera Avenue is now pending sale after 489 days on the market.  Now that's sticking to it.

Aside from that, it was much the same as the prior week.  8 new issues were countered by 7 pending sales, which pretty much kept the inventory level unchanged by the end of the week.   While the numbers certainly don't show it, there's a feeling in the market that the pace has slowed a bit in recent weeks.  Buyers seem to be exercising more patience before making their purchase, and not all listings are getting the attention that they were a few weeks earlier.  It will be interesting to see if the numbers bear out this observation in the coming weeks.
