San Carlos Real Estate Summary.
The final week of October is already upon us — it's hard to fathom that the holidays are only about 8 weeks away. Home sales remained steady this past week with 4 homes going into contract. It was rumored that 3162 La Mesa Drive got nearly two dozen offers! And 882 Hemlock Street, which will close escrow this week, actually sold with multiple offers before it ever hit the market. So much for the market cooling off as we approach the end of the year. If you are still hesitant about whether to list your home now, as opposed to waiting until next year, this should hopefully resolve any doubt about the strength of the market.

Hemlock… does it really count as selling before on market if it has a ‘coming soon’ sign up for weeks and weeks and weeks….
Hemlock was actually on the market for 2 days. It was on mlslistings at least a couple days. The agent was probably lazy or just had the offer right away, so didn’t bother to change the sign…one of my pet peeves with some agents.
Zillow also values this home at over $2.4 million..clearly a mistake.
looks like hemlock went for $960K
Hemlock went pending long before it was put as “active” on the MLS. There were two pre-emptive offers, and they took one of them.
and only 23 active listings including condos…
I am sure something went wrong, Zillow is also evaluating it more than $2.4 million.
