The San Carlos Real Estate Week in Review: 7/25/2016.

The inventory of homes for sale in San Carlos remained essentially unchanged this week, during moderate activity that is typical of mid July. There were only 5 new listings to test the market, and an equal number of homes went into contract, thus finishing the week right where we started with 20 single-family homes for sale in the city.

Of the seven homes that closed escrow this week, only 4 were able to secure a premium over the asking price. This, combined with the average DOM of 20 days on the market, is consistent with the slight “leveling” of the market that we are seeing right now in San Carlos as we head into the last 1/3 of summer. Homes are not guaranteed to fetch double-digit premiums over the asking price nor sell in the first 7 days like they once were, so some level of patience and realism is definitely required for home sellers in this market.
